Property is an unusual category in AI search. Many questions about a development, a serviced residence or a mixed-use precinct are really questions about a place: what is nearby, what it is like to live or stay there, how to get there. So AI engines answer them with the sources they use for places, not the ones property marketers usually target.
These findings come from the property studies in the GEO Compass benchmark: about 48,000 AI answers, most of them from Singapore, with the US, Australia, Malaysia, Indonesia, Vietnam and the Philippines.
Property brands are named, but almost never cited
Property brands are named in 34% of unbranded answers, above the benchmark average of 27%. But their own websites are cited in only 6% of those answers, half the benchmark average and among the lowest of any sector.

AI engines know the developments. They take the description from travel platforms, encyclopaedias, social posts and the property press.

Wikipedia appears in 11% of property answers, twice its benchmark average, and Tripadvisor and Hotels.com reflect how often property questions are place questions.
Singapore is different
In Singapore, property answers draw on market commentary rather than travel platforms. LinkedIn leads (16% of answers with sources), ahead of YouTube, Stacked Homes, Reddit, Tripadvisor, Wikipedia, The Business Times and 99.co. Posts by agents, analysts and developers' executives act as a running commentary on the market that AI engines pick up.
Across Australia, Indonesia, Malaysia, the Philippines, Vietnam and the US, the pattern is closer to travel: Tripadvisor, Hotels.com, Wikipedia and Reddit lead, with local guides such as The Urban List, The Honeycombers and Tatler Asia.
What property brands should do
- Treat place reputation as property visibility. Make sure the precinct, the building and its amenities are well described on Tripadvisor, Google Maps and the hotel platforms where relevant.
- Own the facts on your site. Location, transport links, unit types, price guidance, tenure, completion dates, amenities and nearby schools, in plain text and structured data (Residence, Accommodation, Place, LocalBusiness). Most property sites hide this in brochures and images.
- Keep Wikipedia accurate for landmark developments and precincts, following Wikipedia's conflict-of-interest rules.
- In Singapore, put leaders on LinkedIn. Regular market commentary from executives and agents is cited by AI engines.
- Pitch the property press and local guides. Specialist titles and "best places to live" or "best serviced apartments" lists are what engines quote.
- Use consistent names. Developments are often known by several names in different languages. Pick one official name and use it everywhere.
